Polyurethane Block Paving Sealer for Residential and Commercial applications
A very durable oil resistant block paving sealer for heavily trafficked areas
Smartseal Polyurethane based block paving sealer is a low viscosity prepolymer solvent based sealer primarily designed for commercial sealing of block paving. Application will solidify the jointing sand and create a long lasting, effective seal on the surface of concrete block paving.

Application Guidelines:
- Ensure paving is pressure washed to remove all surface debris and 'muck' from joints.
- Leave paving to dry for 3-4 clear & dry days.
- Once dry, before sealing. Push Kiln Dried Sand in between all joints on Paving.
- Apply 2 coats of Block Paving Sealer with either Roller or Sprayer (Apply two coats of sealer - applying the second coat within four hours of the first to ensure the coats 'key' together correctly.)
- Allow 24 hours for sealer to completely cure.
After correctly applying the sealer, expect to have between 7-10 years protection*. Sealer longevity will vary dependent on a number of factors such as: traffic (foot/vehicle), weather and general maintenance.
Urethane based block paving sealer is only to be used on precast concrete block pavers (traditional "block paving") and cannot be used on any other form of paver, brick, patio slab, natural stone or block pavers if they are finished with a top course of natural aggregate.

- Only apply sealer when the block paving is clean with jointing sand and paver totally dry with no rain forecast for at least 8 hours.
- Temperatures need to be above 10 degrees centigrade and below 23 degrees.
- Only apply if no efflorescence (surface salts) is visible
- Make sure pavers are thoroughly swept and that no jointing sand remains on the surface or high in the chamfers of the blocks. This could lead to unsightly sand becoming sealed onto the surface of the blocks
- Apply to borders with a paint brush or small roller.
- Application to main areas by roller or squeegee at ratios of 2sq metres per litre 1st coat and 3.5 sq metres per litre 2nd coat
Leave between 2-3 hours and no more than 4 hours between coats - Avoid vehicular traffic for 24 hours and try to avoid walking on for around 3 hours after second coat
- Always wear a protective mask, goggles and gloves all all times

Q: Hello I have been using the Block Paving Sealer MATT from you for a couple of years now. Is it normal that it only lasts 12 months? There is slight weed growth in the sand. i have noticed you do a Block Paving Sealer Polyurethane (Commercial), would this be a longer-lasting and more robust product thank you Mark
A: If you have put a sufficient quantity of Block Paving Sealer MATT down in the sanded joints, the sand will harden sufficiently to help prevent weeds growing in most areas although you can never stop all weeds as they will find the smallest crack to grow in. The cleaning process for block paving is very important, so making sure all the joints are thoroughly cleaned is essential to get the best weed resistant joints. Make sure the joints are totally clean and free from mud and muck etc. Once thats done, the blocks should then be left for 3-5 days to ensure they dry out sufficiently, prior to applying two coats of block paving sealer. If done this way, you should only need to apply a top up coat of block paving sealer every 3-5 years.
Q: Can this be used to seal a small concrete path? Thanks
A: We would recommend our solvent based external concrete sealer for sealing a concrete path (sample available)
Q: Sorry if it has been asked but can you use this on natural stone and sand stone patios. I am going to buy this for the front drive but if it will work on the patio too that is a bonus thank you
A: You cannot use the polyurethane block paving sealer on natural stone driveways or patios. This is not a breathable sealer and could cause problems if applied to natural stone substrates.
The block paving sealer was delivered on time and product is as described. Easy to apply with a small roller and has left the block paving a little darker with a slight sheen. Water can be seen puddling on rather than soaking in to the blocks so has definitely sealed them.
The block paving sealer went on well and Im happy with the finished results. Unfortunately delivery let them down badly. 2-3 days turned out to be 7 days and lots of palaver inbetween.
The sealant brought my block paving patio back to life enriching the colour and definition.
